So your completely oblivious to the billions in lawsuites lost and in process over issues exactly of this sort?????

There best move would be to put the property in a trust and not sell it until after the current homeowner passes away as that may allow the daughter to get a step up and then sell.Also, seller financing does not always net the highest price - and there is the issue of the seller having now to hope a loan does not go into default. 

Or because they don't want to be the bad guy.With closing on Dec 4th the issue is that your 28 day notice will be effective Dec 31st and your tenant has until Jan 31st to vacate.

Sometimes, it’s just a misunderstanding—maybe they thought the amount was prorated, or they ran into an unexpected issue.

Often there is a process to withhold rent and deposit it with the court until the issue is resolved.

What you are dealing with is a negotiation issue, not a rate issue.

The only concern we run into is occasional foundation issues near the river, towards the south east side of town.

It'll add about 80k to the cost but is a much cheaper option that tying up square footage for an indoor pool and dealing with the risk of moisture and mold issues.
