Reading this thread makes me realize - perhaps obvious to some - that a successful wholesaler is essentially an unlicensed and therefore unrestricted RE agent, who is therefore allowed to be more creative but has to be more shrewd and most often more knowledgeable.By appealing to people's desire to not deal with RE agents, they are essentially still dealing with one - you, but a free agent.How many of you place a hight emphasis on working closely with a RE attorney?

@Todd Rasmussen and @Mark S, conventional wisdom suggests that people use a Quitclaim deed to transfer property to their own LLC, based on a perception (emphasis on 'perception') that the lender won't notice or care about the transfer when using a QC deed.

The general loan value threshold is 2 million and up so buying at 2,500,000 is a minimum with 500k down to get the non-bank loans in many areas.They generally look for a net worth close to the loan balance after down payment but put more emphasis on your liquidity when you apply for the loan.
