Because I have created a “hassle” situation for myself by going down the LLC rabbit hole I have separate LLCs and separate bank accounts.

I would not rent out the space as a separate unit but I am trying to determine if I can legally duplex the first floor and garden level units to create more living space (there is already a stairwell that could be used).  

Once you're ready, create a goal (e.g., "I will buy at least one single-family home, duplex, triplex, or fourplex before the end of 2019") and then do it.

You really have to practice preventive maintenance when trying to ensure a property will cash flow.Knowing the market and helping buyers with ARV potential is a huge step and creates a repeat/return buyer.

Finally, accountability is key, as we take ownership of our actions and results both individually and as a team, creating a foundation for trust, growth, and long-term success.
