But, I guess if only 3 people bringing funds ... but $200k per person to get to $1.5m gets me confused...Structuring the payouts, yearly and at the end, I don't believe is impossible, but needs to be spelled out very clearly and properly so that it can be done legally.I think part of your "answers" are a chicken/egg issue.

There are a lot of "investors" who play chicken to get properties under contract and then get scared and bail, or can't come up with any money to close, or try to use being under contract as a lever to get unreasonable concessions.

Leaving raw chicken in refrigerator, & they shut off the fridge... no notice,, odor reported,, had to enter and then found it.. just so you know.. you restart the fridge first and then get nose plugs.Raw chicken in washing machine... no notice odor reported.. this was bad..Crap in washing machine.

Its true you run into a chicken and egg phenomenon  (ie, you don't want to start building your list of buyers when you have a deal already locked up and the clock is ticking), but the reality is, even on your end, its hard to know who's serious and who isn't until it comes time for action.
