There are more billionaires now than in 2016 so it would be time consuming for me to determine what percent of them had significant RE holdings.The top of the billionaire list is full of entrepreneurs as you indicated but in 2016 just over 10% of the billionaires had significant RE holdings.

If I am correct in my assumption, then my best advice would be to dump those and use a 1031 exchange to leapfrog into solid B/B+ cashflow properties, even if it means you have fewer doors.

As another person posted before, if you as a buyer want the property then the fewer contingencies the better, all cash, no inspection, close in a week... that gives no time for a second buyer to come along.How do you prevent your time being wasted?
