All PLK units in Charlotte are corporate stores.Chick Fil A definitely does higher unit volumes, etc but it isn't a chain that allows large multi-unit franchisees so it was out of the question for us...plus one of my partners is a multi-unit franchisee (40+ units) of Dunkin Donuts and they are very strict about establishments who serve breakfast.

Unless you are zoned as a hotel/motel/bed and breakfast/timeshare/rv park/etc I don't know how you're doing it legally in St Pete.  

The wall with the fridge backs onto the living room.I think an interesting feature / design element would be create a pass-through / breakfast island on the wall backing onto the living space.

You're not too far from Nonna's - that place has the best breakfast empanadas in town.

If you want to spend all your time making every guest happy, maybe run a true bed and breakfast and make it worth your time, or really love it and don’t worry about the financial return.

One good place alot of locals, and some tourists go for breakfast is the Trolley Stop along Saint Charles Avenue.

Mike I have never done business with them.. but I had the opportunity to have breakfast one morning with the owners of the company... when I was in Cleveland looking at some of my stuff.There is no doubt they are pro's and well capitalized and know what they are doing.referrals from past clients are really tough frankly... for two reasons one you don't want to bother people and two with some companies ( not Smartland) this is the easiest thing in the world to find folks that may or may not be real and say glowing things.. your best bet in my mind is to go out and eye ball them and the property you want to buy.. then make a decisiondon't do a Morris thing.. were he had all these glowing testimonials on his U tube then promptly sold 500 or junkers to those we are now in a tight spot.. 

If the average rental is 8-30 days, significant services could make you lose that default definition of a rental / passive - think a hotel (maid service / breakfast / stocked kitchen / use of vehicle etc). 

I just had breakfast with a 2 year investor who has bought a good of nice properties with his father.

The people who eat out every day for breakfast, lunch, and dinner and drain their bank accounts twice a month waiting for their next paycheck simply don't have a good grasp on their finances.
