It sounds like you want more time, so active investing such as flipping or rehabbing might not be ideal.

If they are downplaying EVERYTHING condition wise in the property, that would set a potential alarm bell. - Someone that is going to educate you throughout the process, not just be your friend- I'd recommend someone that also has solid volume in the last 1 - 2 years.

Tax writeoffs are a big motivator for sure but not my sole reason for being in real estate.It sounds like investing in a condo in a place like Branson may be one of the only viable options for me, basically I'm looking to diversify to have more than just LTR's at this moment.

It sounds like you’re handling this situation thoughtfully, and you're right to question the validity of the HOA’s stance.

If those are the only issues in your inspection report, it sounds like it went very well.
