House is worth X today cash and won't finance so you buy for a discount, fix it, value add, get it to where it can finance and hold it for 90-180 to meet the anti-flipping rules...well then maybe everyone is a winner.Also no reason you can't take the license classes, but never get your license, if you just want more education.
