does anybody have a list of all encompassing 'rules"i have new tennants ( a young couple 23years old) 2 months now they have paid early and all was well i thought,,,, i called them to say i was comming over to trimm a tree out frontit appears they had a new years party and i found numerous cigrette butts on the ground out front and a half smoked jointthis really pissed me off and i told them if i ever found any evidence of drug use again i would evict them this is not a party house it is a quiet residential neighborhood full of families the last thing they want to see is young 20 somethings out front smoking and drinkingi just got a simple free rental agreement off the internet and it does not mention any thing about smoking or drinking but their rental application said no smoking and they swear they made their friends smoke out side because they dont like it and they did not know who was out front smoking pot on newyears (yeah right)i guess i need to hit them with a detailed list of the rules,, i dont want a thrashed party house ,, we spent a lot of $ making the place nice :cry: :cry:

Trivial sink use for drinking is handled by the booster tank until it kicks in.We can run appliances + showers + yard watering w/o issues and the 85psi is safe for the water heater.

If I had a nickle for every pitch I have seen or heard of how some operator or investor is going to buy defaulted loans and do modifications or create quick dispositions through DIL's and shorts I would be sitting on an island somewhere drinking a martini enjoying the sun.

You do not live in fear of having a fire any more than you do now.They will fight, they will move in girl/boy friends, do drugs, drink, not pay, make noise, not clean up, etc. or they may be perfect angles.
