Concern: It is common in their area of Florida, that kids/adults ride dirt bikes and other ATVs in their area because of so much undeveloped land makes for some fun rides for them.

We have a SFH set up like a duplex and are about 10 minutes from Texas Wesleyan and rent out the rooms to college kids and young adults and are getting close to 1% WHILE my mom lives in one side rent free.

When I told him that every adult needs to fill out a credit application and go through a background check, he said he would be responsible for everyone.  

Treat them like the adults that they are. 

The tenant is an older couple with 3 adult children for more than a few years now.

Purchase price: $123,000 Cash invested: $103,000 condo in man gated country club community, prices are soooo right, 5 pool 4 tennis courts, 1 adult only pool w/jacuzzi, caban,fire pit, daily activities for adult and kids,boat slips.gym, conference room for activities, 24hr checks from security, constant update to property. boat rentals and jet skis, fun for the who family, weekend families and air-b-and-b opportunities.

The tenants were reported to adult protective services and removed, and the owner had a BIG cleanup bill which of course included gutting the house...Apartment house, an older "conversion" (big old mansion, later partitioned off into smaller apartments) in a lower rent area, but not slums.

I'm sure when the ex Realtor sees a $150,000 sale she'll tell the lady she could have easily sold it for that instead of $170,000.But then she'll find out the poor old woman was scammed for $112,000 and you'll be talking to relatives or adult protective services.
