Do you think we should take the cash flow from another property that we are closing on that will be cash flowing, and accelerate  the rest of the  renovation of these original 2 duplexes.   

If you think you will go FHA, 203k, etc. and then Quit Claim the property, to a LLC, or a Land Trust you run the risk of the lender discovering a Title Transfer occurred and activating the "Acceleration Clause" or "Due on Sale Clause" that requires the loan to be paid in full, within 'x' number of days.

I am taking the approach of not accelerating the payments/payoff of my student loans and instead opting to use the cash to jnvest in real estate.

I've recently taken up a second job to accelerate this process.

@Derek Robinson you can invest in Multifamily syndications if you are an accredited investor because most of the syndicators accept only accredited investors but some do take sophisticated investors if you are not an accredited investor and you can sit and see the money being directly deposited to your account and also you can reap the benefit of cost segregation and accelerated depreciation and wash off your other passive income with paper loss in apartment investment.

You need to find out what the law permits and then see if there is an advantage to accelerate via cash for keys. 

Usually when there is illegal activity or violence it can start the eviction process in advance and accelerate it.
