The doors are veneer light oak and so is the trim.

That said, if you're finding that there are great deals that you're only missing out on because of lack of available capital, then diverting might be a good way to go, but I would personally try to maintain that 10% as a minimum and more slowly build up that capital (see what other areas of your spending can be cut / trimmed?)

I'd put it at about $10K based on the prices I generally get: - H2O Heater: $600 - A/C: $1000-1700 (depending on whether you need a new coil) - Electrical: $3000-6000 (depending on access and size of house) - Painting: $2000-3000 (depending on size of house...could be a lot more if the walls/ceiling/trim are in really bad shape and/or need multiple coats) - Landscaping: $100-500 - Drywall: $100-1000 (depending on how bad the damage is) - Kitchen sink: $100 That puts us between $6900-12,900, more specifically...

He'd say "it wil take a day", and it's been 3 weeks. or "I'll be there", and comes for 45 mins before he leaves. the latest example is. he said "you get the 3 windows and i can do exterior trim (25ft), tuck pointing, enlarge and finish windows, and replace 4 window sills in 1 day.

Home Depots/Lowes have been hit or miss for me whenever I go to purchase something.My area doesnt really have much in the way of independent "full" lumberyards, but over the past few years I have found some of the "niche" suppliers - a molding & trim store that has wicked pricing, a yard that sells drywall & masonry supplies, another that does roofing stuff, etc.

I'd add to get samples from reds and greens and match those against the siding and trim in a full sun or best light you can and see what is most appealing, to you and inline with the area.

They changed the URL format for photos on BP and now there is a forward slash mark in the place where you used to have to trim out "thumb_photo" to post a picture, before ".jpg".

If there is a lot of trim, that takes a lot of time because of all the taping and cutting in.

The arborist will also be trimming the palm tree out front and spraying the cherry tree out front for the bore beetles in it as well.
