Most syndicators (myself included) don't have that liquidity or social presence (of millions) to close and then raise equity.In my opinion and watching Grant for past 3 years- he's a smart businessman and excellent marketer.

I recommend using your resources to your advantage but doing it the smart way and being patient 

But, point is it's smart not to bake-in a definite high appreciation rate in the near future - that should be a potential bonus, not a feature.
