Would you go the fivver route and hire a SEO and targeted marketing pro or would you use one of the crms like flipster or REI black book.My goal is to be able to have some type of out reach during my 9-5 because I can only make so much use of my time in the morning, lunch and after work?

Spend marketing money as much as you can on:  direct mail, networking with wholesalers and agents, expired listings, fsbo, driving 4 $, SEO, PPC, targeted lists; probate, divorce, high equity, pre foreclosure, tax liens etc. 

If you need someone I can recommend you someone.Then Hire a SEO person that knows what they are doing.

But honestly, I wouldn't do postcards, DMM cold calling or texting.That stuff has a horrible conversion rate especially because you can't target motivated sellers through any list.I would research Facebook ads and Youtube ads, SEO.

Facebook ads, SEO, Youtube, Tik Tok, and Instagram.. leverage technology and an actual system that verifiably gets you results.

I have a website set up with SEO and backlinks being built so just looking for deals in the meantime until I can generate traffic to there.

Without good SEO, it will be useless as a lead generator.
