This is a hoarding situation in and on the whole property where neighbors have complained for years with police out on a regular basis and drug use that now the property finally got condemned and they will most likely just walk away from the property and leave it( you would have to see what is outside of the house to believe it).

Check out local areas and homes, meet with pros, and look into financing like regular loans or FHA loans.

Yes, they may not lose their money but they won't make the most out it later down the line if it wasn’t a well-calculated purchase.I am sure all of this can be leveraged and outsourced but why can't all of the above be in one website, like imagine interactive brokers but for real estate investments.

I also recommend using as many regular, vanilla mortgages as possible before going over to DSCR mortgages.  

Exports download quickly and you can export MLS listing info (including agent contact info), tax info, foreclosure info, and mortgage info along with all the regular property info. -  They have a ton of preset lead types including Absentee Owners, Free & Clear, Vacants, etc and MLS and Pending.-  Lead stacking works well, and I like their Advanced Filters.

Again, the BiggerPockets store has some books for this or you can learn by watching podcasts, reading blogs, and interacting on the forum.

I would also like the "scary man" to be available to go with me when meeting prospective tenants, or having to personally interact with tenants...obviously this should not happen very often  (Don't want to be a lone female dealing with strangers)  However the manger would have very little to do a so much can be managed on the turbo tenant.
