Needless to say my choice on the 4 unit ended up being a better return on my time and a respectable return on investment.

I tend to spend $$ initially on my rentals so that they need "less" maintenance in the first few years.

Needless to say we vehemently disagreed and agreed on 50% each.

@Rashauna Hunter,I would say it depends what you think the benefit of the license would be.Some folks, as they have mentioned here, find it an advantage for resources and networking.Others find it a hinderance and a needless expense because of the continuing education requirements and the additional disclosures and forms.Most of the successful investors I know are NOT licensed agents/brokers.My $0.02...David J Dachtera"Success is not a destination.

Needless to say, I know a good story when I hear one.I listened to the smooth talking friend of Doug Hopkins tell us how we could create a brand new life for ourselves through their tried and true investment strategies, all we had to do was sign up and put down the investment in ourselves of $2000 (reduced from the normal $5000) required to attend the 3-day accelerator event that would tell us all we ever needed to know about real estate investing.
