Owner has wanted to convert the fourplex into condominiums but is too busy to get around to it.

I presently own one property that I lease, my first purchase as a home owner, a one bedroom 1 bath condominium in the North Main area.My goal is to break free from the sales industry and join forces with my lovely girlfriend,  Ginger Brewton.  

I am entertaining buying a 729K condominium in Malibu to rent it out .

Landlords can indeed restrict the installation of satellite dishes to areas that are controlled by the tenant (such as the balcony) and can prohibit installations in areas not under control of the tenant (roof, exterior walls), and can prohibit drilling holes in exterior walls.From the FCC: "The rule applies to individuals who place antennas that meet size limitations on property that they own or rent and that is within their exclusive use or control, including condominium owners and cooperative owners, and tenants who have an area where they have exclusive use, such as a balcony or patio, in which to install the antenna."

And just in case, FHA would require that the condominium is approved with them.  

I am trying to shift my focus on condominiums for seasonal rentals.

And by the way, yes, there are restrictions on owning land here (owning land not that simple unfortunately but possible)-- but properties with condominium titles are available for foreigners to own.  

Also remember condos have high expenses such condo associations, assessments, etc.... and 80%-90% of them require a buyer approval before they can close which could complicate things as well without even mentioning the right of first refusal which some condominiums have on their bylaws....

For now, condominiums do not fall under the same regulations - as long as the HOA allows them of course.
