I may be searching for a holy grail that doesn’t exist.

I've done a couple off-market deals recently (SFR, duplex) and the seller and I pretty much agreed to terms before getting lawyers involved.I'd love to follow your progress as I consider a 30-unit building the holy grail!

Anything beyond that inures to the record owner, typically as of the day before the sale.Similarly, in States where properties are sold after a period of time to satisfy back property taxes, the overages -or surplus- monies may be claimed by lien holder creditors and ultimately record owners.Now, don't think that you've just discovered the Holy Grail of real estate.

Sounds great, but not as easy to execute (although not impossible as many are doing it).If you find a house that you can (1) buy for 70 cents on the dollar, (2) cash flows $1000 per month with great tenants, and (3) is in a great appreciation area in an A or B neighborhood, then you've found the holy grail of real estate!
