I did a lot of investing in real estate for more than 50 years and never leveraged with loans on top of loans because with one mistake your entire empire will fall like dominoes.If you have the desire to become rich with real estate then get a 2nd or 3rd job and earn the cash to invest, first.

Once you build up some reserves from that you can start to build your real estate empire.
