They often pay market value or close to it, then you and future generations would be able to enjoy the land development-free.In a similar vein, sometimes with difficult parcels (which, admittedly, this one doesn't seem to be) you can donate the land to a similar organization and get a tax write-off for the assessed/appraised value.
