I respect you have your way of doing things and that's great, I 100% agree there is always mistakes that can be made in ANY process but generally (like the 4-8 PM's i've been answering off this thread) if anyone asks questions they can find out the answers then decide if that's a good path for them or not, and then seek legal council to make sure it's done right.  

I have not spoken to Modative yet, but the other architectural groups have quoted about $90,000 for taking me through Entitlement Docs (will attend only one meeting with City Planning, Community, and Neighborhood Council), Schematic Design, Design Development, Construction Docs, and Plan Check.  

I knew Alexandria was having hearings on it, did not realize that the city council voted on it.

In Long Beach the city council is unanimously opposed to rent control and has made that very clear at city council meetings.

Lat last year, city council added restrictions that makes it very difficult to buy a property purely as a short-term rental and they grandfathered all the current ones into place.There are a LOT of houses with guest houses / cottages / carriage houses in the back in the downtown and old colorado city area.These are what we have targeted since you seem to get more bang for your buck.

The process involves city planning and commissions, city council, local civic leagues along with making sure the property fits the criteria to pass…these items are not found on the website, so don’t be fooled thinking you have it in the bag.
