We had a guy we used that did a great job for the most part, out of the blue got a bill from him because a tenant called and asked if he could install a light fixture for them and replace the battery in a fire alarm.

The battery is pretty solid and lasts a long while before it needs to be charged. 

When I joined the mentorship a couple of months ago, at first I was a disappointed and didn't really do anything with the mentorship after going through the modules.

It uses AA batteries which last about a year for me.

Define routine maintenance such as changing standard light bulbs, smoke detector batteries, window AC filter cleaning, range hood filter cleaning, basic pest control, that are Tenant responsibility.

The alarm panel should at least have a backup battery so that even if the power is out and the pumps are off, you are warned that it's filled up and shouldn't keep flushing.
