I just want to use it as an art studio or guest unit for my kids when they come...can I get permits later?

@Sheena Lee My tenants do payroll deduction or deposit at a kiosk...I've never had a problem with issuing the account numbers...My bank card just got cancelled because my Amazon Prime membership renewed and the bank didn't recognize it.

I bought a townhouse near Del Ray, Alexandria 2 years ago (pre-real estate obsession) and while the rents may never cover the mortgage, appreciation has been solid and should continue to increase thanks to a metro coming in 2021 within a 1/4 mile of my house and Amazon HQ2 about 5 minutes up the street.

I own another in Florida, the HOA fees is per unit with studios paying the same as two bedroom apartments.

However if you included a small studio apartment on the first floor then only the first floor is required to be accessible and no elevator is necessary for the 2nd floor units.
