Most loans under $1m will require a pg from primary, while most loans over $1m are non-recourse (especially if doing the freddie small balance program).

Belvoir, etcDemand is still very high but inventory is low compared to the DC and PG counties of the wholesale world.

@Dave Skow - Closing attorney presented Friday Aug 3 as an option (they have a time slot then), in response to extension needed for the original lender.

We have done loans with really poor credit but assets had equity and a PG from borrower who may have other assets as well.

I've been analyzing a few properties every day, but I can never seem to find a property that will get me above the 2% test (Turner: The Book on Rental Property Investing, pg. 124). 

Just remember you are buying a slot in a business you have no control over.

The problem is that most of them, especially the many of the best ones, have slots that are limited to accredited investors plus a close network of people they know (up to 35) who are not accredited.
