So, I think these finer points probably vary from state to state but overall its exactly as you described.

I’m frustrated and getting mixed suggestions from family/friends who think they are experts with no skin in the game.

It’s about playing the long game, building relationships, and becoming a trusted resource in your market.If you stay persistent and patient, you can do the same.
