I am hoping the lease will allow me to tweak it a little (example: allowing/disallowing pets, specifying how early in advance to vacate, early termination penalty fees, adding parents as backers to the lease, etc).  2) What's the best way/website to screen tenants (and specifically students and younger adults) and how can I add another individual (parent probably) to the lease to guarantee timely payments?

We started with very strict criteria and after several weeks have tweaked what we think might be realistic as we prescreen potential tenants.

Our contact led us to believe we could tweak the design but when it came to it, he said we couldn't and didn't explain why.

I'm constantly stuck in the weeds and making little tweaks on it though lol.Anyway Zoho CRM has been a huge help and totally worth the monthly $40 fee.I just brought my daughter on, who is in college, and I am having her stuff and stamp my mailers and will eventually take the seller calls to screen them, put all the info into Zoho, and then I will review and follow up with the motivated sellers.Hope everyones doing well.
