All the tourists want to walk across the street to the beach when they come to Florida. :)

This is a beachfront tourist-driven area, the short-term rental industry is very well developed.

I know during this pandemic no one will be travelling to tourist cities and staying in short term rentals but I want to get a head start on things.

Also in strong tourist towns, or perhaps really anywhere, hosts may stay in their own properties periodically throughout the yr also inflating occupancy.

The tourist industry is getting hammered right now.That said, something that could offer a unique experience might do very well in the future.

@Sofia Sharkey I know you specifically said that you're looking for somewhere warmer, but my little town is a major tourist hub year round (right near Yosemite National Park and a ski resort).

The nice thing about Exeter and Visalia (15 minutes west)  is that they are on the way to the Giant Sequoias, so you get a lot of tourist traffic through there if that is something you'd like to capitalize on.
