Not detailed, but for example - clean filthy toilet $10, clean bathtub and tile $20, remove broken chair in LR and trash and haul to dump $75, etc. 

Guests steal things and they have a way of leaving filthy dishes, a filthy stove and sometimes it is difficult to put all the dishes, utensils and pans in the location you want them.Unlike conventional rentals, you income is not guaranteed, you have to pay management companies a super large portion of your booty because not only does a management company have to take care of your guests 24/7, they also have to deal with the cleaning services and destruction tenants leave behind them.You have to constantly juggle your calendar for tenants who want to move their move-in date forward, backwards and cancel.

Where would your tenant place the litter boxes and how would he empty them (we had one couple who completely clogged a sewer line tossing litter down a sink...not a toilet).Finally chasing fleas and worrying about litters of kittens (or females in heat) are not fun things. 

Also depending on your needs horse trading with other investors may pan out.

I know it's not the same as actually owning real estate and your return will be a little lower, but you also avoid all the negatives like clogged toilets at 11pm or evictions or abandoned property or barking dogs.

yes, its declining in all educated areas. but housing costs will continue to go up. in our Multifamily rentals, we will be upgrading everyone's living standards to assure we have upper-income earners as tenants, will be adding separate Electic Vehicles charging and 1st $100 of electricity for free included in the rent with Solar panels offsetting the cost producing the electric we sell to tenants. also adding Smart building ready FOG network for security and looking at new Smart Toilets the five-star hotels have been installing.

I have ran the numbers and everything pans out with positive cash flow.
