Then here is the important part I set the listing price my self (a weekend of research will do) or if you trust the agent ask them for (CMA report) then once I agree to a listing price we list the property at set price.. then since they said they will "add value " to me then offered a 5% to 10% max additional bonus for any dollar amount they get me over my set listing price, if they want the full 10% they must fully pay for staging then selves and be available at all times I ask them to do so.

As a financial advisor if you were providing recommendations, I would make sure the sponsor has some type of Due Diligence report from Factright or Mick Law or another third party firm.
