If you can't manage to deal with tenants having your phone number then you probably can't manage your own properties.If you use a PM tenants should have the PM phone number , but I just don't see how a self managing landlord can effectively manage with out taking phone calls (or at least voice mail messages).

Yard signs can generate some of the best leads, but use a website or voice mail to filter, otherwise you will spend all day answering calls.

I voice my opinion to my representatives and then deal with whatever decision is made.
