I decided that this IS what I want to strive for no matter the sacrifices.

I strive for equity and cash flow in a good neighborhood to make my efforts worth while.  

My blog hobby has been so much fun that now I am striving to turn it into a job!

You should be making minimally that and striving to make much more.

Consider your risk tolerance bc you will need it in  the bx, although your nhood is slightly better and you should strive for better tenants,  Sometimes looking for a better tenant means having the property vacant longer. 

Stacking against the average is highly unproductive.If you're below average, you gotta work harderif you're average, you gotta work harderif you're above average, you gotta work harder.Find someone WAY above average and start striving for that.

i know there are a useful tool, but i strive to understand the underlying concepts, not just plug and chug into a spreadsheet/calculator.I could have sworn also that several real estate books i have include cap ex as operating expenses too.
