I am confused how the numbers Gregg and Craig are stating are so far off.

In Florida, hold over tenants can legally be charged double rents, that is FL state law.

Very important to me especially investing out of state 

As far as investing out of state goes, I would pick something you can drive to in 4 hrs or less.

Both mentorship state they will help you get your first deals or you get your money back.  

WA is not a landlord friendly state, but if you are going to invest in WA, the eastern side has some hot spots like the tri-cities area that may yield good cash flow and appreciation and still be close enough for you to go there when you need to. 

Hi Jordi, The conditions of city neighborhoods have not changed much from opinions previously stated on this thread by my fellow local investors.

EXACTLY what Corby just stated..... their personal problems are not YOUR problem.

There are probably 1/10th the amount of pocket listings that there used to be because of interest rates, but you have a better shot with multifamily homes owned more than 10 years by an out-of-state owner.
