Soap scum, dirty appliances, crumbs in the cabinets, window sill crud, ceiling fan dust, hair under the baseboards etc etc. $275 sounds like a reasonable fee to charge for my area and I'm nowhere near the high rent district of LA.

I totally agree with and support expanding and learning, I just wouldn't allocate that in my retirement accounts.My soap box aside, I personally invest in loan/note funds and in my SDIRA.

If you can source the capital to return all units to rent-ready and the owner is willing to carry 100% financing interest only on a 5+-year balloon ... you might get these turned around and performing by the anniversary and be able to finance more conventionally.Pending the total number of "potential" units, 198K might be reasonable {if the adjacent buildings are also of similar size (5-8 units) }, but looking at the numbers and condition (based on pictures) on the 7-unit alone, I'd be aiming a fair bit lower than that.
