The value of a note is determined by a lot of factors, so you'll want to partner with someone with expertise to set it to bring the most value.

i feel like the local FB groups will not allow me to advertise my STR there because they would label it as "soliciting".. any way to get around this so that it doesn't look like i'm soliciting?

So, dscr would be your best bet, but it can be dicey as most dscr lenders want a minimum value per door, in your case it would be $60k.

Add another $300 or so for taxes and insurance and you're at $2465 PITI.
