Colorado is a solidly blue state now, used to be purplish, but we're still better than every other state in every way (most consistent appreciation, increasing rents, population growth, recreation opportunities, moderate climate, recession-proof jobs in diverse industries, desirability, affordability, landlord friendly laws, the list goes on...).

Those are slumlords that ignore repeated warnings and fines or landlords that sexually harass their renters.You want to stay out of court?

It can be a great way to get a desirable asset and turn it around in a short amount of time. 

I currently work full-time in law enforcement and have always had a desire to jump into real estate.

Not having a ton of friends to do stuff with and sacrificing those expensive things and events you want to have for what you desire in the future.

There is a 90 day onboard where during the first month of the onboard you work on creating your visions and dreams, figure out what you can do for others and how to execute those goals, get assigned with people in the community who are in a similar situation as you and mentors to guide you, put me into group chats with people doing what I desire, introduce me to people in specific asset classes.

@Kalei White I'd highly recommend starting off in your own market here in San Diego with low money down option and even house hack something like a house with an ADU or a duplex to start and slowly after that analyze different areas you might be interested in out of state if that is what you desire.  

If you are priced high, then you are more likely going to get less than desirable applicants because in exchange for high rents, you are taking on more risks.This is Los Angeles.

Finally, resist the desire to make a big advance to your contractor for materials at the start of the job.

“Why questions” allow you to find out about issues you did not know existed, pain points that you can solve, and “black swan” desires that can net you amazing deals.
