There are many issues that arise that are in no way tenant responsibility...from appliance repairs, to tree roots or scaling in main waste lines, to window operators or other elements that fail from age and/or our environment.

However just yesterday (after about 4 days of delays starting the work) my PM emailed me to tell me that the vendor said the line was underneath the root system of a tree that had been cut down and now the estimate was $3,500 as the vendor could not cut through the root system and would need to partially re route the line.First time managing a large expense and I have no reason to NOT trust the PM but I still feel like I should do something!

Many foundation problems have water as a root cause - be that infiltration in a crawl space, drainage around the site, cracked sewer line or water line.

Sidewalks will not be being pushed up by over grown roots and air conditioners will still have plenty of life left in them to get several decades down the road.

Tree roots had grown up and made the sidewalk dangerous.
