I think the key to passing is cram your classes into the shortest period of time possible, and once you are done with all your pre-license classes (90hrs) take your tests right away while information is still fresh

They are usually fresh out of college with lots of debt--- that means they can't afford a mortgage.- Why buy a house you have to all the work on yourself (mowing the lawn, watering the grass, etc) when you could live in an apartment building with an on-call maintenance man to do the work?

And if you do another sub2 to sell, the chance is much less because you have no name on mortgage, otherwise you will be in trouble of fraud if you don’t reveal it to end buyer.
