Left or right you would win when money is expanding LOLEven during downturn like today, GP would have the benefit while regular investor is taking all the risks.The thing is , for 98% of us, what @Jay Hinrichs mentioned above is the reality.Mathmatically speaking it's only possible to have massive income from passive or active/selling/flip at year 8 of real estate investment and that's only if real estate appreciates double than inflation.The first 200k is extremely difficult but after that you know how to do it ....
