It's probably better both financially and psychologically to have the unit sit empty for a little longer while screening for an excellent tenant than to place a bad one in it.As for legalities, I cannot really comment on what is legal in your area as I am not licensed there nor am I an attorney.

I have everything I can think of printed out: lease, pay or quit notices, correspondence promising payment that never arrived, etc.This has been almost too much to bear psychologically for me and my wife, so I appreciate any advice you have from experience.Thanks and God Bless.
