.- single family (my listing): asking 260, 5 offers on first weekend, 4 of them at 270, one at 266- duplex/inv: asking 215k, rents 2x1100, offer 221k, 3 offers, we win at 221- mixed use asking 250, deal fell through, seller motivated, agent tells me 225 will do. we write 225.- single family (my listing): asking 144, offer 143k- single family (my listing): asking 210, 4 offers on first weekend, all over asking, best 220k clean- duplex/inv: asking 320, rent 2x1450, we offer 322, multiple offers, we loose.

After the seller seemingly fell off the face of the earth I happened to run across the wholesaler who scooped it up.
