It sounds like a few people on this thread don't really understand how PMC's operate or why they may charge extra fees.

I'm wondering what people's best experiences with low flow are, reliability, durability, best brands, savings seen, and if I should avoid the extreme low gpf toilets for water savings (0.6-0.8 gpf).

Get them out and start with leases and only rent to people that you have screened. 

Know tons of people dropping $250k on a suv, i won't, I don't care how shiatsu on my bum it is, ok maybe I care a little lol, but point is it's only worth what it's worth, right. 

You absolutlely need to be direct to seller or have close, personal relationships with wholesalers and active agents.

Most people selling properties are not professional investors.

People who have service dogs (or horses, as these are the only 2 service animals) that are genuine have no issue disclosing that on the front end and can answer the 2 questions easily - is the animal necessary for a disability, and what specific tasks has the dog (or horse, if you're getting one of those) been trained to perform?
