You will want to know if any of the tenants has ever paid late (and heaven forbid a pattern of late payments....

If he sells the mortgage I'm almost certain that a buyer will want to foreclose due to a pattern of non-payment over a few years and I was curious as to how quickly they could foreclose.  

I have compassion for those falling on hard times, but this sounds like a pattern of poor decisions led them to this point.

I grew up in Jackson and was there during Katrina, so I just assumed that every property on the coast would be in a flood zone given climate patterns these days.

That is where the water is near so that's why I don't think it's a foundation issue though from the mold pattern on the studs and carpet tack strips it looks like the water was coming up from under the floor - of course it could have come from the ceiling and just gotten too the floor.

But I do agree that it can establish patterned behaviors (but take everything with a healthy dose of skepticism when it comes to social media these days; sometimes people only put their best foot forward via social media-- again, online personalities can be very misleading).

YOU may not have done well in previous jobs/roles and you may continue with the same pattern in current venture as well.
