Traveling throughout the South to find BRRR's this month. Best areas? Any recommendations on realtors?

The problem, of course, is there aren't many 'good' school  districts in Mississippi. Clinton  has good schools but the houses there have so many foundation problems you have to be extremely careful. But the cash flow here can't be beat.
