You could also look into the steel buildings, kind of like warehouse style - http://www.rhinobldg.com/steel-building-specials.htm I feel that far too many people do the 'mainstream' thing not because it makes them happy but because its what everyone tells them they should do.Just remember that what you want to do now may change as you get older.

The fact of the matter is when it comes to buying a home, people would often times rather choose a house they can customize rather than a house that comes with a history, unless of course if it is a classic style home that is hard to find and even more difficult to duplicate.

In many cases they're easier to manage than multi-family and leases can be much more attractive to investors as many times you'll find NNN style leases.

Well the bottom line being that if you are giving advice to someone, you should take the effort to understand if the advice is actually beneficial or detrimental to the person you are giving it to with reference to their experience level.Morgan, the original poster that I oriented my remarks to, is a new investor.
