Things I can think of are that they allow you a lower monthly rate if you are willing to gamble that the irregularity of repairs and maintenance @10% will average out less.

I also haven't seen anything more than a duplex in the Frisco, Plano, Carrolton, Richardson, McKinney, Celina, and surrounding areas.You could try Craigslist but it's a gamble.

If you've done a bunch of deals before in this particular market you're probably ok but if you're a newb it's a bit of a gamble.

At that point though, you're more likely gambling than investing.

While I doubt this is likely for a Sec 8 tenant there is bound to be a percent of people that will eventually pay when they want to buy a house or other large purpose so as long as there isn't a large cost it is a gamble I would take if nothing else just for principal.  

If not, you're just gambling blindly.

Speculation is gambling, and gold has basically zero worth as an investment IMO as it generates no cash flow, and never will.

Running a successful STR comes down to 3 Ps: pics, people & pricing.1) Decorate your house nicely & pay a professional photographer to take some amazing pics2) Hire amazing people - cleaners, handyman, recruit some neighbors to help fill in the gaps, & self-manage or hire an offshore VA to manage the property if you'd rather make yourself rich instead of making a local property manager rich (more on that here: https://www.biggerpockets.com/... )3) Price fiercely to maximize profits not occupancy (they're not the same thing)

If it looked fine where you would not have known I would just let them deal with it then, it is a risk you take with auto insurance and it looks like this time his gamble didn't pay off by skipping the comprehensive.   

I know it may be a gamble but I can only invest in 1 thing.
