and finally, get a contract with the seller if the costs are indeed "minor" and nominal. this way, you will lock in your margin if it exists.

I've been told a credit inquiry will only have a 3-5 point change, and remember if you had 4 separate lenders run your credit within a 30 day period, that only counts as one inquiry.FHA is used because of the lenient qualifications, and despite the mortgage insurance (called MIP), you can get a really low nominal interest rate.

Some brokers exploit 1031 buyers by getting them in contract (even on bad deals) and then dragging their feet until past the 45 day line and you're stuck with 3 (some instances more) nominations to close on.

So, basically, increase the nominal monthly contributions after each year, sum the monthly contributions at the end of the year, add to that the previous year's summed, 9%-inflated amount, and then grow that amount by 9%; then rinse and repeat for 15 years.

Real (adjusted for inflation numbers) and Nominal (just numbers without an inflation adjustment.)  30 year fixed rate debt never changes, your first payment is the same as the last payment, it's a nominal number.
