I love meetups, especially ones scheduled in the East Bay near Walnut Creek since that's in my neck of the woods. 

The only reason I ask, is everyone ( at least in my neck of the woods) I have every talked to have always said they are a lot harder to resale than the other options I listed above.

I don't want to look forward to a chain being wrapped around my neck, tugging at me to get up at 9 a.m and leave at 5 p.m.

Essentially, a marketing funnel with a narrow neck at the onset.I suggest you open the funnel, at least initially, and find out what prospects are responding to then adjust your pre-market scrubbing based on what you're getting and you skills at problem solving.

Sid, I'd prefer to stay in the East & North-East Bronx (Throggs Neck, City Island, Country Club areas) Also open to Mott Haven, Port Morris, and Lower Westchester (New Roc, Pelham, etc.) 

Interesting too see how different the process is in different places.In my neck of the woods, it would be unheard-of to NOT have an expiration on any offers.  24 hours is common.  

Your neck of the woods has rehabbers crawling out of every nook and cranny.
