Most of the sponsors (I can't say "all" because I haven't looked at every deal) typically use Crowdstreet to enhance the base of investors that they already have.  

They do not provide meaningful oversight or guidance with respect to tax code compliance.A checkbook IRA LLC is an enhancement on the above structure that is generally more time and cost efficient for investors with a more diverse portfolio. 

This would enhance the value considerably.

I’ve heard of this being done but not sure how it works and the legality of it in order to make revenue and also enhance the community buy rehabbing these abandoned homes and renting or selling them. 

What really enhances + changes the aesthetic?
