CameronA potential downfall is your tenant destroying the place and causing you a years worth of rental income to put it back in it's original condition all while being judgment proof.Tenants will also constantly lie to your face about pretty much anything that advances their position, so you have to do extraordinary due diligence.I'd also prepare to be taken advantage of, assuming you allow for it.

There is a certain level of transparency to one's business when they post on here and interact with investors, where they frequently have to back up their policies and procedures "in writing." 

No matter if you say 3 words or 300 I'm going to take away what I want from our interaction.

Is this the typical interaction model with general contractors?

There is tons of knowledgeable people in here just keep asking questions and interacting.

I always raise the rent annually (never 20%) and while the tenants complain they get over it and I don't have to interact with them on a daily basis since they don't live upstairs.

Another way to learn is by going to local meetups and interacting with people and asking questions.

I'm looking for a meetup to interact/network with some experienced investors.

Some of the cheaper courses may be a bit boring and not as interactive.
