Estimating big $ repairs
Being in the market for my first house hack, I'm a little nervous on how to estimate the cost for big $ repairs in DFW. There are so many variables..... Is they answer to spend a couple of hours learning about the age, composition, square footage, etc. and then getting quotes for everything? Do I need to do this for every property I analyze? Is it good enough to save say 2% of the property value every year? Some other percent?
What is the adequate way to budget to minor repairs? Do I need that as a separate line item? Or can I have one big maintenance fund set aside?
